Starlight Rental Inc. ("Starlight Rental," "we," "us," or "our") is committed to protecting your privacy. This Privacy Policy explains how we collect, use, share, and protect information when you visit our website at starlightrental.com, apply to rent a property we manage, or communicate with us as a current or prospective tenant or property owner.

2. How We Use Your Information

We use the information we collect to:

3. SMS and Text Messaging

Starlight Rental Inc. operates two distinct SMS programs. Each has its own consent path, recipient population, message scope, and frequency profile. Both share the same opt-out terms and no-third-party-sharing protections described below.

3a. Tenant SMS Program

We may send text messages to existing tenants of properties we manage for property management-related purposes, including maintenance updates, rent payment reminders, lease notices, emergency property communications, and inspection scheduling.

Tenants opt in by providing a phone number and consenting to SMS communications during lease signing, through our tenant portal, or via the tenant opt-in form on our SMS Communication Policy page.

3b. Tour Appointment SMS Program

We may send text messages to individuals who have requested an in-person tour appointment for one of our currently-listed rental properties, solely for the purpose of coordinating that appointment. Messages include appointment confirmations, day-before reminders, and post-appointment follow-ups.

Appointment requestors opt in by submitting our Tour Registration Form (linked from email replies to listing inquiries originating on Zillow, Apartments.com, or similar listing platforms) and answering its SMS consent question, which offers two choices with neither pre-selected: “Yes, text me about my tour” or “No, email me instead.” Only requestors who choose Yes receive text messages. Consent is not a condition of touring the property — the form submits with either answer, and requestors who choose No are coordinated with by email only. See our Tour Appointment SMS Program page for full details.

Terms applicable to both programs

Your mobile information and SMS consent data will not be shared with or sold to third parties or affiliates for marketing or promotional purposes.

For full details on our SMS programs, see our Tenant SMS Communication Policy and Tour Appointment SMS Program pages. Section 10 of our Terms of Service covers the Tenant SMS Program; the Tour Appointment SMS Program’s terms are on its own page linked above.

We do not sell your personal information. We may share your information in the following limited circumstances:

Service Providers

We work with trusted third-party providers to operate our business, including property management software (Buildium), background and credit screening services, maintenance vendors, and communication platforms. These providers are authorized to use your information only as necessary to provide services to us.

Property Owners

As your property manager, we share relevant tenancy information with the property owner, including your contact details, lease terms, payment status, and maintenance history.

Legal Requirements

We may disclose your information if required by law, court order, or government authority, or to protect the rights, property, or safety of Starlight Rental Inc., our clients, or the public.

Business Transfers

In the event of a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction. We will notify you of any such change.

SMS Opt-In Data

None of the sharing described in this section applies to SMS. Text messaging originator opt-in data and consent, and your mobile phone number collected for SMS, are excluded from all of the categories above and will not be shared with or sold to any third parties or affiliates for marketing or promotional purposes.

5. Data Security

We implement reasonable administrative, technical, and physical safeguards to protect your personal information from unauthorized access, use, or disclosure. However, no method of transmission over the internet or electronic storage is completely secure. We cannot guarantee absolute security.
